Addressing Heating Issues for a Factory Space

A repeat client in Wauconda, IL contacted Legacy Heating & Cooling to investigate a York rooftop unit (RTU) that was not heating correctly in their factory space. Our team quickly diagnosed the issue and implemented a solution to restore the system’s performance.

Diagnosis and Findings

Upon assessing the system, we discovered it was overheating and tripping the high-temperature limit. Initially, we checked for restricted airflow due to dirty filters, but this was not contributing to the problem. A thorough inspection of the heat exchanger revealed significant cracks. Given that the York RTU was only 13 years old, this was unexpected and prompted further investigation.

Contributing Factors

  1. Gas Pressure:
    • The gas pressure was set unusually high at 4.3″ WC, compared to the nominal rating of 3.5″ WC for installations below 2000′ sea level.
    • Overfiring gas valves can cause excessive heat, leading to overheating and premature heat exchanger cracking.
  2. Static Pressure:
    • Although static pressure was nominal in this case, elevated levels can also contribute to stress and premature damage in heat exchangers.

Comprehensive Repairs and Replacements

After presenting our findings to the client, we approved replacing the heat exchanger and critical ignition and safety components. This included:

  • Installing a new heat exchanger
  • Replacing the gas valve, ignitor, flame sensor, pressure switch, and high-temperature limit

The replacement process went smoothly, and the system is heating efficiently and ready for winter.

Preventing Future Issues

This project underscores the importance of regular maintenance and proper system calibration. Monitoring gas and static pressure can prevent premature failures and ensure optimal system performance.
